The Retirement Living Council states 250,000 people live in retirement living; the Chadwick Land Lease Communities (LLC) Industry Report September 2024 estimates 135,000 people now live in the $13.5 billion land lease communities’ sector.
“In our opinion the current penetration rate of 3% today does not necessarily reflect demand/supply equilibrium, consequently it is difficult to establish the true “market penetration”.
"For example, the rate of home sale within the LLC development across the East Coast has continued to the point where, in our experience, demand has yet to have been truly satisfied over a sustained period,” states the report.
According to the Retirement Living Council, retirement villages account for 5.7% of people over 65 and 12% for people over 75.
Chadwick research states there are 420 pure land lease communities, with 230 owned by five companies, with the top 10 providers estimated to have 60% of all stock.
