Mirvac’s Build to Rent LIV Munro shortlisted for World architectural award

The Sydney-based property group’s second Build To Rent has been shortlisted in the World Architecture Festival's 2023 Awards in the Completed Buildings: Housing category.

Designed and built in collaboration with architects, Bates Smart, LIV Munro draws on the energy and vitality of the Queen Victoria Market area’s heritage architecture, with brick and concrete detailing of the podium building inspired by the traditional market shopfronts.

With Juliet balconies across all 490 apartments and spilling greenery across the community and public spaces, LIV Munro has been designed for true indoor/outdoor living and features one of Melbourne’s largest communal rooftops with an array of facilities exclusively for residents. The building’s curved form also increases exposure to the sun and mitigates wind impact.

LIV Munro’s communal spaces, including wellness centre, gym and dog park are all purposely designed for function and multiple resident uses.

LIV Munro is the first stage of the broader Munro and Queen Victoria Market development. Mirvac said in a 3Q23 Operational and Business Update to the ASX that occupancy at LV Munro was at 54%.

It opened in December last year, with a two-bedroom furnished apartment rental for around $890 and a studio apartment for around $540. Mirvac’s BTR projects typically rent at around 20% above market value, a premium that includes the extra services and amenities.
