GemLife gains approval for its second biggest land lease community

A 404-home land lease community for over 50s has been approved in Elimbah, a rural town, in Moreton Bay, southeast Queensland. 

Only GemLife Moreton Bay, with 553 homes on completion is going to have more homes. GemLife Bribie Island also has 404 homes. 

The $28 million GemLife Elimbah is on a 26ha site, with 8,2ha dedicated to green space, including a conservation area bordering an established nature and recreation reserve.

It will feature $20 million of luxury resident facilities including an expansive two-level Country Club with a suite of inclusions such as a ballroom, virtual golf, and wellness room, along with a Summer House, offering a resort-style pool. 

Moreton Bay Regional Council approved the development, with GemLife planning to release the first stage of homes and begin construction mid-year (2025). Work will be completed over seven stages. 

The lifestyle resort will be the developer’s third over-50s community in Moreton Bay, bringing the total number of homes it’s developing in the region to more than 1,350. It follows the success of the $349 million GemLife Bribie Island, released in 2016, and $340 million GemLife Moreton Bay, launched in 2023. 

GemLife Director and CEO Adrian Puljich said the demand for over-50s living continued to grow, as more people sought to ‘right-size’ their home in their older years. Almost 40% of residents in Elimbah are aged over 50, Census data shows. 

“We’ll be looking to bring our new Elimbah community to market as soon as possible, to meet the high demand for this style of living in Moreton Bay,” Adrian said.
