The land lease development in Burpengary East, a coastal suburb in the City of Moreton Bay, 42km north of Brisbane, is proposed to be developed in three stages.
It would have a total of 183 two-bedroom dwellings, with blocks ranging from 234msq to 294msq, across an eight-hectare site. Residents would buy the homes and lease the land from Ruby Developments, whose director is Peter Puljich, founder of Living Gems.
The land lease community would include a clubhouse, lawn bowls green, tennis court/pickleball court, dog run and other outdoor leisure areas to encourage social interaction and healthy lifestyles. The proposal also includes an ancillary manager’s residence and sales office.
“All dwellings feature alfresco and outdoor areas with sub-tropical design principles including large eaves and awnings for weather protection,” the application states.
According to an economic needs assessment report by IQ, the Burpengary East catchment area population is currently estimated at 172,400, projected to increase to 288,000 persons by 2041.
“Based on projections for the catchment, the proportion of residents aged 65 years and older is projected to increase from 17% in 2021 to 23% by 2041,” the report reads.
