In its 1Q25 update, the diversified property group said the sales reflected the "positive customer response to our new project launches".
It also had 353 contacts on hand at a higher sale price than FY24 settlements.
Stockland is maintaining its FY25 target settlements of 600-650 homes, with a development operating profit margin in the low 20% range.
It had 41 land lease communities including sites in planning and under review, with 11,400 units, with another 8600 homes in the development pipeline. The end market value was $7.6 billion as of 30 June, 2024.
