Released in five stages with 245 homes in total, prices at GemLife Woodend in Victoria's Macedon Ranges, 71km northwest of Melbourne, have ranged from the mid-500s to just over a million dollars.
"The resort has exceeded expectations in terms of sales targets thanks to an undersupply of similar housing options in the market and the premium quality of GemLife Woodend,” said a spokesperson.
On a 13.67ha site that includes two large swathes of protected woodland – home to a thriving population of rare black gum trees, some of which are 200 years old, in addition to other native species, a key difference between the Queensland and Victorian experiences has been education.
"The idea of a fully independent lifestyle resort for active over 50s was something most buyers had not encountered. The sales team had to educate people about the differences between an over-50s lifestyle resort and a retirement village,” said the spokesperson.
GemLife owns further land in Victoria but no announcement has been made about future development in the State.
