170 independent living units and 34 aged care beds planned for Sydney's inner south by Corio Projects

Corio Projects is the latest to lodge a State Significant development application with the NSW Government for a seniors' living development in Rosebery, 6km south of Sydney's CBD. 

The design by Jackson Teece and Aileen Sage is for six buildings up to eight-storeys in height, for: 

  • 170 independent living units comprising 12 one-bedroom, 101 two-bedroom and 57 three-bedroom units; 

  • 34-bed residential care facilities wholly contained with a 6-storey building; 

  • on-site administration, amenities and ancillary facilities including a café, lounge/dining area, salon, gym, indoor pool, spa and consultation rooms, and 

  • communal open spaces, including a central courtyard and communal rooftop areas. 

Located within the North Rosebery Precinct, the site forms part of the broader Green Square Urban Renewal Area. It is well-serviced by a range of public transport options that provide a direct connection to Sydney CBD and surrounding suburbs. Access to suitable transportation options is an essential requirement for seniors housing. 

The site is zoned mixed-use with a mapped floor space ratio of 2.16:1 (including the design excellence bonus) and a total site area exceeding 9,800sqm. The Housing SEPP affords an additional 25% of the maximum permissible FSR that results in a building with a height of not more than 3.8 metres above the maximum permissible building height.
