Regis Aged Care revises plans for 99-bed, $33M Belrose home on Sydney’s Northern Beaches

New plans have been lodged with Northern Beaches Council to alter previously approved plans for a new aged care facility in Belrose, 19km north east of the Sydney CBD, including refining the design of a dementia garden associated with a 25-bed dementia wing.

The plans also cut the number of bedrooms from 103 down to 97, and the number of beds from 105 to 99.

The new plans increase the cost by $306,000, with the initial plans valued at $32.5 million.

The proposal includes the dementia ward and gardens, cafe, hair salon, dining area, lounge, outdoor terrace, communal kitchen and laundry.

Plans for Belrose Manor, which involve demolishing an existing house and building a four-storey aged care home, were first lodged in 2017. Those plans were initially withdrawn, but a subsequent application was rejected by Sydney North Planning Panel. The Land and Environment Court approved the development in October 2020.

Regis Aged Care announced plans to proceed with the Belrose development, as well as developments in Toowong, 4km southwest of Brisbane, and Carlingford, 24km southwest of Sydney, shortly after the Government released the Aged Care Bill, which clarified future aged care funding arrangements. At the same time, Opal HealthCare, Australia's largest residential aged care provider, announced plans to go ahead with developments at Narwee and St Ives in Sydney, NSW, and Brighton and Caulfield in Melbourne, Victoria.

Regis Aged Care is Australia's only ASX-listed pure aged care company. With 68 aged care homes, it operates in every state except the ACT. In 2023-24, it reported revenue of $1.0 billion, and EBITDA of $107.2 million.

The plans are open for consultation here until 28 November.
