Rezoning needed if Lakeside Goolwa Residential Village in SA can double to satisfy demand

The port town, situated where the mouth of the Murray River and Southern Ocean meet, has many homeowners wishing to move into the over 50s land lease retirement and tourist park, 6km north of the town in the state’s Fleurieu Peninsula. 

Lakeside Goolwa retirement village of 158 units is “at capacity” and wants to use about 7.7ha of land zoned for rural living, which allows only for semi-rural homes on larger blocks, to build a similarly-sized Goolwa Resort.  

Planning documents state the rezoning would allow affordable living, short-term accommodation, and associated services in an open landscaped setting. It also provides caravan and camping sites, cabins, and transportable dwellings, with toilets or community and recreational facilities. 

The application before Alexandrina  Council is to change the land’s use to allow the land lease community and then development applications would be lodged for houses, infrastructure and roads if the rezoning is supported.
