The Wests Group scale back from 262 to 125 village units in its seniors living plan for Wests Mayfield, Newcastle

The Newcastle Not For Profit membership-based recreation club organisation has resurrected but reduced its 2019 plan for part of the site of its Wests Mayfield club in the second most populous area of NSW. 

The Wests Group has prepared a scoping report for a NSW Government State Significant Development for 125 independent living units and a residential care facility. It would be built across three stages and incorporate four new buildings of five or six storeys in height. 

The organisation has requested Secretary's Environmental Assessment Requirements (SEARs) to prepare an environmental impact statement for a concept plan and the first stage of works. 

All three stages of the development would include partial demolition of existing structures. The first stage involves construction of two five-storey buildings containing about 82 independent living units and associated car parking. 

The second stage sees the construction of two buildings of five and six-storeys with about 43 indepenent living units. The final stage is a five-storey residential care facility. 

The final two stages would be subject to separate development applications. 

In 2019, the project was for 262 independent living units and a 216-bed aged-care facility. The NSW Department of Planning noted at the time the proposal's "bulk and scale are not consistent with the character of the surrounding residential area".
