There is no DA yet but Aliria’s next land lease community revealed with rentals added

Adrian Puljich has revealed the location for the first two boutique land lease communities for his own personal land lease brand.  

JRT Group began the building of Aliria on Dean in Berserker, about 6km northeast of Rockhampton’s CBD., in December last year after Adrian said there had been 160 expressions of interest for the 57 duplex homes, priced from $585,000, the month before. 

Adrian told The Weekly SOURCE when he launched Aliria, its second venture would be a resort with 86 homes in Toogoolawah, in Queensland's Somerset Region, 114km northwest of Brisbane. He added Aliria would be a national brand.

Adrian is true to his word and the Clarence Valley News has reported of a letter dropped in letterboxes in Gulmarrad, Maclean, in the NSW Northern Rivers region.    

It states: “Aliria is an over-50s lifestyle resort proposed for Brooms Head Road Gulmarrad, at the intersection with Sheehans Lane,” the letter says. 

“The site is adjacent to the Northern Rivers Lifestyle Resort (Lincoln Place) currently under construction to the south. 

“Aliria will be a secure, gated community with an on-site manager. The homes will be a mix of freestanding two-bedroom houses in three designs.” 

The site has approval for a residential subdivision but the letter states this is a new proposal for a land lease residential park. The site layout shows the 176 dwelling Aliria Lifestyle Resort and an adjacent 2-storey 33 townhouse development. 

“To the east will be an affordable rental development, comprised of 2-storey, dual occupancy townhouses, each combining a 3-bedroom home with a separate 2-bedroom home,” the letter states. 

“Affordable housing is available to key workers in the community on low to moderate incomes, with rent usually about 75% of market value and never above 30% of income.”
