The launch of the land lease communities’ developer’s second over-50s land lease community in Highfields, 15km north of Toowoomba, has seen strong buyer interest within just two-and-a-half weeks.
Located near GemLife Highfields, which launched seven years ago with homes priced in the low $400,000s, the new community offers homes starting from the low $700,000s. While this represents an increase over time, pricing remains below the area's median house price of $865,000, making GemLife a competitive option for homebuyers seeking quality and value.
GemLife Sales and Marketing Director Andrew Coulter noted that demand is coming from both local buyers and those from as far as Townsville and Hervey Bay.
“Traditionally, it’s the coastal communities that sell quickly, but demand here has been just as strong. Buyers are no longer asking, ‘What is land lease living?’ — they simply want to know which homes are available,” Andrew said.
“Clients are looking for luxury and lifestyle rather than retirement. It’s all about embracing a vibrant, high-quality way of living.”
The $250 million development is on a 23ha site with views of the Bunya and Gowrie Mountains and includes a 3.5ha bushland conservation area.
The lifestyle resort will feature a $12.5 million barn-house-inspired contemporary country club and a $900,000 Summer House – both designed by GemLife’s newly established architectural design team. Residential construction is well underway, and the resort will have 366 homes when complete.
