Uniting NSW.ACT’s senior housing development in Shellharbour priced at $127M

The Weekly SOURCE revealed in December last year the Not For Profit had lodged two applications to Shellharbour City Council to develop the first stage of a seniors housing development in Shellharbour City Centre. 

The article stated a Modification Application and a Development Application had been submitted to construct 152 one-, two- and three-bedroom retirement and independent living apartments, community facilities and landscaped communal spaces.  

The plans now on exhibition show there will be four buildings, between four and six storeys, for 32 one-bedroom units, 101 two-bedroom and 19 three-bedroom units, with two separate levels of 149 basement parking spaces. 

Consent for the development concept was given in 2014 for 11 separate buildings - totalling 352 independent living units. The Stage 1 concept plan approval has approved the built form on the site for Stage 1 and future stages ranging 4-6 storeys. 

To gain approval, council will have to waive the 12-metre maximum height zoning for the site; the heights of all four proposed buildings range between 16 and 20.8 metres. 

A variation request dealing with this height breach of up to 8.8 metres - which in some buildings accounts for almost two storeys - has been lodged with the application. 

That request noted the height breach allowed for the inclusion of 36 units "for critically needed seniors housing". 

The development application is on public exhibition until March 12.
