Exclusive: Adrian Puljich launches new boutique land lease business with $500M pipeline

The innovative and prominent over-50s land lease lifestyle resort operator has launched a new venture, Aliria, with plans for four boutique over-50s lifestyle resorts totalling 1,004 homes, with development applications lodged for all sites.

Aliria will be solely owned and directed by Adrian and will sit within a wider group of companies that includes joint venture GemLife and the Puljich family's Living Gems businesses, which Adrian also heads as Director and Chief Executive Officer, with a team of more than 400 staff.

Adrian said Aliria would be a mix of boutique communities of infill sites, vertical and greenfield master-planned resorts.

“We’ve been building Aliria’s portfolio in some of Queensland’s most desirable and undersupplied markets over the past 12 months,” he said.

“The new brand will deliver innovative housing choice, including boutique communities in established towns and suburbs, which are a first in the land lease sector.

“These boutique developments will feature between 50 and 90 homes and bring much-needed downsizer housing to key infill areas - including regional locations, close to existing homes and amenities, allowing more over 50s to stay in their neighbourhoods.

“We’re also working on a sophisticated model to support the evolving needs of our residents as they age, assisting them to remain in our communities as long as they choose."

The first Aliria community is expected to launch to market this month in Rockhampton, Central Queensland (pictured). The community will feature 57 duplex homes, along with a community clubhouse, pool and pickleball court, within Rockhampton’s key suburban footprint. Aliria’s portfolio also included communities in Bundaberg, Toowoomba, and Kilcoy, which are anticipated to launch by late 2025.

“We’re also actively looking for further opportunities to bolster our pipeline, with due diligence underway for four more sites in New South Wales and Victoria,” Adrian said.

“Our plan is to bring Aliria communities to market nationwide to meet the significant demand and desire for adaptable, innovative and quality home choice for over 50s."

He added Aliria would benefit from innovations through GemLife, like the installation of Virtual Power Plants (VPPs), which have significantly reduced residents’ power bills, and first-of-its-kind 5G technology to optimise connectivity.

“I’m committed to continuously innovating and refining modern over-50s living, and Aliria is the latest evolution of that,” he said.
