Transforming a traditional village into a private aged care machine

Five years on from its purchase of The Landings village in Sydney, LDK Seniors’ Living’s bold business strategy increased staff 10-fold and replaced the Deferred Management Fee (DMF) with an upfront Membership fee. The result: a resident NPS score of +63 and accelerated demand.

The Landings, purchased in 2019 by LDK for a rumoured $60 million, was already widely regarded as one of the best villages in Australia. LDK founder Paul Browne and CEO Byron Cannon decided to risk everything and convert it from independent living to private aged care.

The business impact: staff numbers skyrocketed from around five to 100-plus today for the one village, a big call.
