Lifestyle Communities’ James Kelly: LLCs 90 to 95% certain to be able to access COVID-19 HomeBuilder grant

The Chair of the Residential Land Lease Alliance, and Founder and Managing Director of the Victorian operator has confirmed land lease communities are on track to benefit from the Government’s $25,000 HomeBuilder grants.

Last week, we had reported there were concerns that LLCs and retirement villages would not qualify for the scheme and it was up to individual States and Territories to agree that they would fall under the program.

Operators raised worries with us that LLCs would not meet the eligibility criteria for the scheme because the building contract is with the operator, not the builder, and the land is not owned by the resident.

James tells us that while the Alliance has not yet received final confirmation, all indications from the Victorian Government are that they are looking to include LLCs in the scheme.

They are still working to resolve two issues under the requirements: that residents sight the plans and that they do not own the land, but James says all the signs are positive.

“Certainly, the Government is looking to be inclusive as possible,” he said.

He is confident – Lifestyle Communities contacted its database on Friday to list the potential of the grants and ask customers to register early.

“The response has been very strong,” he said.

James also warned that there is a finite number of lots available to be built on between now and December – so demand will be higher than operators can meet.

However, no word yet on whether other States will also take up the offer – and if retirement villages will also be eligible.
