The retirement living sector appears to be missing out on the big affordable housing projects for Over 55s.
That is certainly the case in Victoria, where the State Government's Big Housing Build will increase the supply of available social housing by more than 10%.
Homes Victoria is investing $739 million in partnership with leading community housing agencies to build 2,352 affordable homes for people over 55 on the Victorian Housing Register across Victoria.
In a first for Victoria, Homes Victoria will deliver the housing through a Ground Lease Model. The public land will be leased from Homes Victoria to a Not For Profit project group that will finance, design and construct new housing. The community housing agency provides tenant management along with site management and maintenance for 40 years, before handing the land, and all dwellings, back to Homes Victoria.
In inner-city Hawthorn, construction is under way on a Big Housing Build project, with architect Hayball, for 206 social housing and affordable housing apartments managed by Homes Victoria. The state government has invested $99.8 million into the project.
