Levande withdraws Castle Ridge retirement village from sale before its rebirth begins after eight-year saga

There are 70 residents remaining in independent living units at the retirement village in Castle Hill, 34km northwest of Sydney’s CBD, that was built in 1980. 

The 37,176sqm site has 113 independent living units across 39 buildings, a central clubhouse, and a central parkland area. 

In 2016, the original owner Stockland finalised a proposal to upgrade and renew facilities. It is now proposed to be 229 independent living apartments across 13, three-six storey buildings including a new clubhouse including indoor pool, gym, multifunctional spaces, games room and village administration which opens onto the central parklands 

The NSW Government in October 2023 finalised a proposal to amend Hill Shire Council’s Local Environmental Plan to facilitate the redevelopment of the village by including ‘Seniors Housing’ as an additional permitted use on the land, increasing the building heights up to a maximum of 22m and applying a floor space ratio of 0.83:1 across the site. Levande lodged a new development application to Council in June 2024.

“Our residents are very much part of the renewal journey and we provide regular updates via presentations, design workshops and newsletters. They provide fantastic feedback through our design workshops on what they like about the village, what they would like to see in the new clubhouse and key things to consider when it comes to apartment design for seniors," said a spokesperson. 

“Subject to development approval in 2025, we expect Stage 1 and the Clubhouse to be delivered in late 2027.”
