The prominent over-50s land lease operator launched Aliria, solely owned and directed by himself in September last year, which sits with the booming GemLife and Living Gems businesses that he also heads as Director and Chief Executive Officer, with a team of more than 400 staff.
In November last year, The Weekly SOURCE reported the Puljich family had paid $30 million for a 27.99ha site in Logan in southern Brisbane for an approximately 300-home land lease community. Work began on Aliria's first community in November. In addition, in March last year, he launched Prospecta Utilities.
Now Living Gems has lodged a development application with Townsville City Council for a $210 million over 50s land lease resort on 13.6ha in Maidment Group’s Harris Crossing masterplanned community at Bohle Plains, an outer southwestern suburb of Townsville, 10km from the city centre. The SOURCE reported in September, land lease operator Lincoln Place had lodged plans for Townsville's first over 50s community.
Pending Council approval, the first of six stages of construction was expected to begin in May 2025 to deliver 292 three-bedroom houses with double garages in four designs.
The homes will be supported by a range of community facilities including a resort-style Summer House and Club House with two pools, a bowling alley, gym, undercover lawn bowls, golf simulator, yoga space, workshop, alfresco dining, barbecues, dog run, tennis court, pickleball court, and RV parking.
“We’re confident the proposed community would be met by high demand. This is an Australia wide (housing) crisis and this product plays a critical role in freeing up suburban homes for working families,” Adrian said.
“There is such a large cohort of baby boomers that are still occupying four or five bedroom homes that really need to downsize, but are struggling for choice, because there’s limited product and supply out there.
“So we’re looking to meet that demand over the coming years, and our view is, the more product, the better, because that baby boomer market is not slowing down anytime soon.”
He also revealed that Living Gems has another 300-home development in the pipeline “around the corner” at Willowbend, Maidment Group’s latest masterplanned community.
