A local government recognising the need for seniors housing

Perth's largest local government area has 20% of its population over the age of 55.  

By 2036, the region will need 918 extra aged care beds and 1,300 more retirement village units, the City of Swan states.  

It decided to act and in 2024 sold Elvire Chalets in Viveash, an eastern suburb of Perth, to Aspen Group who agreed to renovate it into an over 55s land lease community.  

Now it has agreed, subject to approval, the sale of land in Ballajura, 14km north of Perth’s CBD, to Fairway Villages, which is developing The Green over 55s community in Lakelands Country Club, Gnangara, 24km north of Perth’s CBD.  

Due diligence has been completed on land in Ballajura and Fairway Villages has provided a landscape plan and proposed residential accommodation floor plans, which show a 79 dwellings land lease community Paradise Quays and a maximum three-storey residential aged care home. 

With the sale of the land agreed, council has concluded public consultation. The City will assess any comments and then decide whether to go ahead with the sale. 

However, the City states: “This project will provide an invaluable aged care service for our community, which is facing a serious shortage of aged care facilities along with the wider Perth metropolitan area.”
