Living Choice’s $20M land lease development rejected for second time – permanent homes, not manufactured

Living Choice Avoca Development’s $20 million plan to develop a land lease community on the NSW Central Coast has been rejected for the second time.

Living Choice, which has retirement villages on the Gold Coast, Sunshine Coast, Adelaide, Sydney, and the NSW Central Coast, asked Central Coast Local Planning Panel for a review of the previous rejection in August last year to consider amendments, including a reduction in ‘manufactured home’ blocks to 165, a relocation of two internal roads and a reduction of trees to be removed from 491 to 327 at the site of the former Bangaloe Stud in Kincumber, 91km north of Sydney’s CBD.

However, Central Coast Local Planning Panel unanimously backed Central Coast Council’s rejection of the new plan. The Council considered the development an overdevelopment of the land and inconsistent with the current and future desired character of the locality.

“The proposal to construct dwelling houses on site will not result in the homes being relocatable as they will be fixed on site,” Council said. “This is therefore not a caravan park or manufactured home estate.”

The Central Local Planning Panel said, in part, that the site is not suitable for the proposed development.
