Platino Properties’ CAPs project Jardin gets court backing for second stage

The inaugural Over 55s Community Apartment Project (CAP) development by Platino Properties, 13km north of Sydney’s CBD, has won NSW Land and Environment Court approval to build the planned second stage.

Jardin is a retirement village product but outside of the Retirement Village Act. There are no DMF or exit fees charged.

When Stage 1 of the $56 million development, five-storey, 52-unit building was under construction, the NSW Government’s State Planning Panel North rejected a review of a decision last August by Northern Beaches Council to block Stage 2, citing its size and its closeness to a nearby business park.

However, it now has approval to build two separate buildings, ranging in height from three to seven storeys, containing:

  • 98 independent living units, including 10 units for disability housing to be operated by Project Independence and four affordable units for seniors;
  • A mix of studio, one-bedroom, two-bedroom, two-bedroom + study, and three-bedroom dwellings;
  • Common facilities including a pool, between the buildings; central community gardens, community spaces; and
  • Basement car parking for 202 spaces.

“The swift sell-out of Stage 1 of Jardin proves that locals appreciate what our community offers, which is unmatched in the Northern Beaches,” Platino Properties’ CEO, George Revay, said.

Stage 1 residents are set to move in as approval of the second stage is granted.

The waitlist for Stage 2 already boasts over 250 registered names, and Platino Properties anticipates an encouraging market response when it officially launches the second stage later this year.

Platino Properties has also announced a second $19.3 million CAPs development, The Bellevue, in Greenwich, a suburb on the Lower North Shore, 7km northwest of Sydney, which will feature 37 units.
