Ryde Eastwood Leagues Club’s $40.5M retirement living plan to be decided in court – six years after first application

The plan to build retirement living on land owned by Ryde Eastwood Leagues Club in Denistone, 16km northwest of Sydney’s CBD, will be decided by the NSW Land and Environment Court.

In October last year, planning consultants Ethos Urban lodged plans with the City of Ryde to build a three-storey block of 12 independent living units, a four-storey block of 30 independent living units, one short-term studio, office, reception area, communal recreational spaces and amenities, with basement parking for 50 vehicles.

It first put the proposal to the Council in October 2017.

City of Ryde is, in principle, supportive of providing seniors housing and housing diversity at the Leagues Club because it is within a reasonable distance of the West Ryde Railway Station, Ryde Hospital, shops and facilities.

However, it said that it felt the plans required further amendments before being approved and felt similarly when the revised plan was put forward by Ethos Urban.

The Sydney North Planning Panel approved the planning proposal to allow for an increased maximum building height and increased maximum floor space ratio for the purposes of a seniors housing development. It also amended the Permitted Uses to permit ‘seniors housing’ with development consent.
