GemLife launches its second $250M Toowoomba community – complete with $12.5M Country Club and Summer House

After recording more than $172 million in sales for its first land lease community in the southern Queensland city, 90 minutes west of Brisbane, GemLife Director and CEO Adrian Puljich is taking the operator back for a second bite of the cherry.

The $250 million GemLife Highfields Heights will feature 366 homes with a modern Australian farmhouse design (pictured below), on a 23-hectare site with views of the Bunya and Gowrie mountains.

The gated community will also include a 3.5-hectare bushland conservation area, a barnhouse-inspired $12.5 million Country Club, with pool, ten-pin bowling, gym, cinema, cafe, arts studio, lawn bowls, and virtual golf, and a Summer House, with an outdoor pool, a deck with sunlounges, barbecue facilities and alfresco dining, a lounge and recreation room, and a pickleball court.

The first stage of 23 two-bedroom homes have just been released to the market priced from $705,000 with over 75 expressions of interest already received.

Civil works are currently well underway on the site, which will be delivered in 13 stages with the first residents anticipated to move in from mid-2025.

The launch of GemLife Highfields Heights follows the success of GemLife Highfields, where 316 homes have sold since its release in late 2017.

“With all current stages of GemLife Highfields sold out, we’re bringing forward GemLife Highfields Heights to meet the significant demand from over-50s seeking a quality home in a community where they can stay active, healthy and social,” said Adrian (pictured).

Adrian is currently developing seven land lease communities with another six anticipated to be launched across GemLife, Living Gems and Aliria brands in early 2025.
