Five retirement villages and seven co-located aged care and retirement living sites planned for NSW

The simplified planning scheme by NSW Department of Planning and Environment for State Significant Developments has led to 21 senior housing lodgments in the past nine months.

Five are solely independent living units with another seven co-location proposals with resident aged care beds and retirement living apartments in separate buildings.

The most advanced is HammondCare’s development application to demolish the existing Neringah Hospital in Wahroonga, 18km northwest of Sydney’s CBD, for two four to five- storey buildings with 57 self-contained units, 12 aged care beds, and 18 palliative care beds. It is at the Assessment Stage 6 (of 8).

BaptistCare NSW & ACT’s development application for its Carlingford birthplace, 22km northwest of Sydney’s CBD, is also progressing. The Not For Profit wants to turn it into a seniors living village including: 130 independent living units, 96 residential aged care rooms, a respite facility and diverse range of amenities. It is at stage 5.

Uniting NSW.ACT has lodged three secretary’s environmental assessment requirements (SEARs), which is the first of eight stages, with its mixed use development application for Charlestown, Lake Macquarie, progressing to the fifth stage (response to submissions).

The application, environmental impact statement (EIS) and accompanying documents are also on exhibition until Sunday 17 September for Pathways Residences’ co-located plan for Cremorne, which was reported in The SOURCE last Tuesday.

The redevelopment of the north-west corner of Muirfield Golf Course (pictured), North Rocks, 26km northwest of Sydney’s CBD, to create approximately 212 seniors living dwellings, a new golf clubhouse facility, and ancillary golf course works in partnership with Arden Group is at Stage 2.

Also at Stage 2, is TriCare’s plan for its Hasting Point Retirement Community in NSW’s Northern Rivers. The Queensland-based provider wants to build 10 buildings of 91 independent living units, 74 supported living units and a 44-bed residential care facility.

The redevelopment of Abel Tasman Village in Chester Hill, 25km west of Sydney’s CBD, is also at Stage 2. It has lodged a concept application for a seniors housing development across five buildings with Stage 1 Development Application for Building A (39 x ILUs over 6-7 storeys), Building B (residential care facility of 106 beds) and Building E (16 x ILUs over 4 storeys).

Similarly Dr Gary Weiss’s Ariadne Australia is proposing a 14-storey mixed-use building featuring seniors housing including a residential care facility and independent living units, hospital, medical centre and medical research facility and retail space in Redfern, 3km south of Sydney’s CBD.

Montefiore has lodged a secretary’s environmental assessment requirements (SEARs), which is the first stage, for a seniors housing project at Dangar Street, Randwick. Existing structures will be demolished for a five-storey building of 35 independent living units, 12 residential aged care beds, ground level retail and basement car park.

Corio Projects is at Stage 2 with a plan to demolish existing structures and construct a seniors living development comprising residential aged care facility and Independent Living Units in Rosebery, 6km south of Sydney’s CBD.

Property developer Winston Langley has also lodged a SEARs for a major redevelopment (main image) of the 6.2ha TG Millner Field in Marsfield, 16km northwest of Sydney’s CBD. Marsfield Common will secure the future of North Ryde RSL and Eastwood Rugby, and provide senior housing.

The SOURCE: It is heartening to see efforts being made to increase senior housing in NSW but most are a long way from being approved and it is likely all are at least three to five years away.
