$1.7M for a manufactured home with the suburb’s median price $868k - is the $10.5M clubhouse a winning factor?

The popularity of the land lease product is evident in GemLife's new Rainbow Beach over 50s community in Lake Cathie, 12km south of Port Macquarie, in the Mid-North Coast of NSW.   

A two-storey home on a large corner site (728msq) with the home itself a very roomy 412msq sold for $1.7 million, which according to realestate.com.au is significantly above the median price of $867,500 from January 2024 to December 2024. Browsing the site only two residential houses are available in Lake Cathie for above that figure.  

Craig Dixon, Sales Manager at GemLife Rainbow Beach, has sold 178 homes including conditional/unconditional contracts for nearly $923 million. It has eight north-facing Emerald Collection homes for sale from $1.3 million.  

The premium facilities will include a $10.5 million country club with rooftop lounge and terrace, gymnasium, sauna, indoor pool and spa, a bar, a cinema, art and craft studio, wine room, ten-pin bowling alley, games lounge, virtual golf, undercover lawn bowls green and a library. There are two summer houses with outdoor pools, tennis and pickleball courts, and an off-leash dog park. 

GemLife Director and CEO, Adrian Puljich, said discerning and active over-50s were looking for fun, relaxation and luxe facilities at their doorstep for that ‘always on holiday’ experience.
