GreenFort and Gaw Capital's Liven Communities announce first development: $100M land lease community in Hervey Bay

The new land lease entrant's first community Liven Beach Road will be 132 homes, priced from $550,000, built just 300 metres from Stockland Hervey Bay Shopping Centre in Urraween, a suburb in the coastal city, 290km north of the Queensland capital Brisbane.

Liven Beach Road's amenties will include pickleball, tennis, yoga, a resort-style swimming pool, spa, gym, hair salon, cinema, bar, lounge, BBQ areas and a fire pit. There are four home designs to choose from. More than 600 people have already expressed interest in securing one the first first homes in the community. 

"These days retirement is often more about embracing new adventures and opportunities than slowing down so we've ensured that Liven Beach Road is aligned to the needs of Australia's young-at-heart over 50s generation," said Liven Communities Manager of Developments Steve Wright.

GreenFort paid $7.7 million for the site from the Hervey Bay RSL and Services Memorial Club in November 2023. 

Liven Communities is the creation of GreenFort and Gaw Capital, the financial backers of retirement village operator Reside Communities, with the intention to create an $800 million seniors living land lease portfolio of 1,200 homes. 

It also bought Willow Village in Southside, a semi-rural locality in the Gympie Region, Queensland, which has 26 homes on a 25,000sqm parcel and an adjacent 75,000sqm of land with development approval for a further 150 homes.
