Sydney’s Holy Family Services plans to build first aged care home exceeding draft National Aged Care Design Principles and Guidelines

Holy Family Services’ aged care home, Brother Albert’s home in Marayong, Sydney, 38km north west of the CBD, is being extended with a $28 million, two-storey, 60-bed extension, due to be completed in February 2025.

“The building has been designed to meet, and exceed, the requirements of the recently released draft National Aged Care Design principles and Guidelines,” Alasdair Croydon, Chief Executive Officer of Holy Family Services, told The SOURCE.

Holy Family Services has released renders of the new designs, by Constructive Dialogue Architects, one of the authors of the draft Principles and Guidelines.

The new building will be joined by twin corridors to an existing building but will essentially be separate. 30 beds will be on each level, each divided into two houses with 15 residents.

“We had a DA but have lodged an application with Council to modify the existing DA as this is a better version of the building,” Alasdair said.

The new building replaces an older building with two- and four-bed shared rooms. “We want to replace them,” Alasdair said.

Construction is expected to commence in February and be completed within a year.

While detailed costings are yet to be finalised, they are in the $26-$28 million indicative range, Alasdair said.

The project will go to tender in the next month to six weeks.
