The site in Lilydale, 34km east-northeast from Melbourne's CBD, will be for a 50-home land lease community for over 55s.
After a number of amendments made between Lilydale Management Services and Yarra Ranges Council, the development application was passed by council on 14 May.
A similar application was submitted to Yarra Ranges Shire Council in 2018, where it was refused in May 2020 and then taken to VCAT by the applicant, where it was also denied permit approval.
Urbis town planner Lloyd Elliot, who represented the applicant at the meeting, said improved drainage and flood modelling was a large portion of relooking at the original designs for sign off.
“It’s no easy feat to get Melbourne Water’s support for an application. This application has gone through multiple reviews including peer review by Melbourne Water, and one in 2000 year flood modelling that hasn’t been done before,” he said.
Work has begun on up to 145 land lease homes for Over 55s on a 7ha site for VITAL Communities first venture in the Bendigo suburb of Epsom, adjacent to Bendigo Golf Club, in the city 150km northwest of Melbourne’s CBD.
Vital also has approval for VITAL Fleurieu Beachside land lease community, 70km south of Adelaide, with work scheduled to begin in 2025.
Operations Manager Rob Evans told The Weekly SOURCE he plans to price his homes $150,000 below the suburb’s median house price.
