$65M redevelopment of Abel Tasman Village aged care home in Sydney's west a step closer

Rezoning on the site of the aged care facility in Chester Hill, 25km west of the Sydney CBD, which will allow the development of high-density residential buildings, brings redevelopment of Abel Tasman Village one step closer.

Abel Tasman Village is proposing to demolish its existing aged care home and build five new buildings on the 12,738sqm site.

The $65 million proposal is lodged with the NSW Government under the State Significant Development (SSD) approval process.

Building A will consist of a six or seven-storey building containing 39 Independent Living Units (ILUs) including a commercial/retail component facing Waldron Road, over a 48-car basement carpark.

Building B will consist of a 106-bed residential care facility within a three or four storey building. It will have a 30-car basement carpark, central kitchen and laundry, gym, cinema room, and staff facilities.

Building E will comprise a four storey building with 16 ILUs over basement parking for 19 cars. 

Development of building A is considered of "paramount importance" to the project because it will house existing residents who will be "displaced" when construction of the residential aged care facility begins.

Stage 2 of the project, for which plans have not yet been lodged, will include the construction of another two four-storey buildings, each with 24 ILUs.

Five State Significant Development for seniors living have been approved since it was established by the NSW Government in November 2021. BaptistCare's $188.2 million proposal for seven single to six storey buildings providing for 130 independent living units, a 96-bed residential aged care facility and a respite day centre was approved in August 2024. Hammondcare's $82 million proposal to demolish its Neringah Hospital site at Wahroonga in Sydney’s Upper North Shore to make way for 57 seniors living units, 12 residential aged care facility beds, and 18 palliative care beds was approved in February 2024. Opal HealthCare's Narwee Parklands Care Community a 165-bed residential care facility in a single three-storey building, was approved in December 2023. Uniting's proposal for four buildings including 203 independent living units, 133 apartments and 120 residential aged care bedrooms on the former TAFE campus at Charlestown, 10km south west of the Newcastle CBD, was the first SSD senior living development approved in December 2023.
