Paul Singer’s Mount Gilead Estate village up for sale: 463 homes occupied, land for 647 more

Approved to be the largest retirement village in Australia, Mount Gilead is for sale through Knight Frank. Expressions of Interest close 9 October. 

This is a showcase village created from scratch by veteran village builder Paul Singer, one of three he has in development, with another two in planning under his HT Retirement Group masthead.

The 23.3ha village has 463 completed and occupied homes, plus plans approved for an additional 647 village homes, with additional adjoining land an expansion possibility. 

When completed, Mount Gilead will be Australia’s largest retirement village with 1,110 homes. 

Construction commenced around 2010, and with 463 homes completed and sold, Paul has achieved an average sale rate of three homes a month, every month despite the GFC hangover, ABC's Four Corners and COVID-19. 

It has extensive amenities, including a nine-hole private golf course, a three-level clubhouse (recently receiving an $8 million renovation), indoor and outdoor swimming pools, hairdresser, café, gymnasium and a cinema.  

Our thinking is it needs to be a $100 million-plus valuation village.  

Paul’s other villages include Gibraltar Park (106 homes) in Bowral, NSW Southern Highlands, and Camden Grove (160 homes when complete). Both are selling above forecast. 

Mount Gilead Estate is for sale by International Expressions of Interest closing on Wednesday, 9 October at 3pm AEDT.
