Akoya Greenwich Community Apartment Project (CAP) to challenge retirement villages

Offering equal or better facilities than an upmarket retirement village, strata apartments Akoya has opened with residents having paid up to $5.5M. 

With just 39 apartments, Akoya has more than 700msq of residents-only amenities including an on-site concierge, in-house bar, private library, golf simulator room, cinema, rooftop retreat with firepits and the infinity pool. 

 “Akoya is certainly the most unique property I’ve had the pleasure of selling in my 30 years in real estate on the North Shore,” says Ray White Director Tim Abbott. 

 Each apartment has luxury finishes such as built-in Ambe fireplaces, 60mm marble kitchen benchtops with Wolf appliances, Sub-Zero integrated fridge and full height wine fridge and spacious terraces to soak up the views. 

The infinity pool is dubbed ‘the best in Australia’ with unparalleled views over Sydney Harbour and the iconic harbour bridge. 

“We went for quality over quantity with this build with a focus on creating luxuriously appointed three-bedroom residences with jaw dropping views and unrivalled amenities,” said Development Director Todd Campling. 

“With only 39 apartments in the building, Akoya is more like a private residential club than an apartment building.” 

Construction has finished on the development, a partnership between private investment group Alceon and NGS Super, and residents, who have paid $1.45 million to $5.5 million, are preparing to move into their apartment. A one-bedroom, one-bathroom apartment is available to rent now for $1200 per week. 

In a concept not seen before in Sydney, private office spaces were also available on separate titles. They sold out in record time. 

The Alceon brief to Enrique Blanco de Cordova, a Principal and the lead architect at Marchese Partners I Life 3A on the Akoya Greenwich project, was clear: create an environment for the younger elder that delivers “wonder and joy”.
